The scope and limitations of Sterling Bridging Finance services.

Scope of service
Sterling Bridging Finance assesses and assists with unregulated UK property finance requirements. Sterling does not handle regulated residential mortgage, regulated bridging or consumer buy-to-let enquiries.
For Spanish property finance, Sterling acts solely as an introducer. Sterling may gather initial details, understand the requirement, identify likely complications and, with explicit consent, connect the client with an appropriate independent specialist provider. Sterling does not advise on, recommend, arrange, broker, structure, negotiate, secure or provide Spanish finance.
Independent Spanish providers
The independent specialist provider is responsible for eligibility, advice, recommendations, products, terms, underwriting, documentation and the finance process. The provider’s own terms and privacy information apply to its service. Clients may be based anywhere.
No offer or guarantee
Website information is general and is not an offer, approval, quote, valuation, tax advice, legal advice or financial advice. Finance is subject to lender or provider criteria, status, satisfactory security, valuation, legal work, due diligence and a credible exit. Availability, pricing, leverage and completion timing are case specific and are never guaranteed.
Your responsibilities
You must provide accurate, complete and timely information, disclose material facts and obtain independent legal, tax and other professional advice where appropriate. Do not commit to a purchase, auction bid, works programme or repayment deadline based only on website information or an initial discussion.
Fees and third-party costs
Any Sterling fee will be disclosed before it becomes payable. Lenders, providers, valuers, solicitors and other third parties may charge separate fees and costs under their own terms.

We aim to keep the website accurate and available but cannot promise that every page is complete, current or uninterrupted. External links are supplied for convenience; third-party content and services remain the responsibility of their operators.
Liability and governing law
Nothing in these terms excludes liability that cannot lawfully be excluded. Subject to that, Sterling is not responsible for decisions made solely from general website content or for acts, omissions or decisions of independent lenders, providers and professional advisers. These terms are governed by the laws of England and Wales, and its courts have jurisdiction unless mandatory law requires otherwise.
