These Terms of Business explain the basis on which we provide introduction and property finance enquiry services. By submitting an enquiry, contacting us, or continuing to use our services, you agree to these terms.
Our role
We act as an introducer to a panel of specialist lenders, brokers and finance providers. We do not provide regulated mortgage advice.
We specialise in unregulated property finance for investment and commercial purposes, including bridging finance, auction finance, development exit finance, refurbishment finance, commercial property finance and complex property finance.
If your enquiry relates to regulated residential lending, we may introduce you to an FCA-authorised firm where appropriate.
No guarantee of finance
Submitting an enquiry does not guarantee that finance will be available. Any lending is subject to status, underwriting, valuation, lender criteria, legal checks and satisfactory security.
We cannot guarantee that a lender, broker or finance provider will accept your application or offer the terms you request.

Any figures shown on our website, calculators, emails, WhatsApp messages or other communications are for illustration only. They are not a formal quote, offer, recommendation or financial advice.
Rates, fees, terms and availability can change and will depend on your circumstances, the property, the loan-to-value, the lender, the exit strategy and underwriting.
Fees and commissions
We may receive commission from lenders, brokers or finance providers for successful introductions. The amount may vary depending on the lender, product and case.
Any fees payable by you will be disclosed to you in writing before you commit.

Security warning
